House Planning Guides

Everything you should consider before choosing a house design, from plot size and orientation to budgets, facade planning, colours and construction ideas.

Planning Before Choosing a House Design

Before selecting a house elevation, start with practical planning. Plot size, number of floors, road width, parking, staircase position, natural light, privacy, and budget all affect how the final design should look.

A beautiful exterior works best when it supports the layout of the house. Choosing colours and materials too early can lead to a facade that looks good in an image but does not suit the actual plot or construction plan.

30×40 and 40×60 Plot Planning

A 30×40 ft plot is one of the most common urban plot sizes in India. It usually needs smart vertical planning, compact balconies, efficient parking, and a clean facade that does not feel crowded.

A 40×60 ft plot gives more flexibility for wider elevations, landscaping, larger balconies, better parking, and stronger entrance features. The design can feel more open and premium when the proportions are planned well.

G+1 vs G+2 House Designs

G+1 homes are suitable for families that need two usable levels with a balanced elevation and manageable construction cost. G+2 homes are better when the family needs more space, rental options, guest areas, or future expansion.

For taller homes, the elevation should use vertical lines, balanced balconies, and simple materials so the building does not look too heavy or cluttered.

Budget and Long-Term Maintenance

Construction budget should be considered before finalising facade materials. Stone cladding, glass railings, metal screens, exterior lighting, and premium panels can improve the look but also increase cost.

Maintenance is equally important. White walls, glass, stone, dark panels, and textured finishes all have different cleaning and repainting needs. A practical design should look good today and remain manageable over time.

💡 Housefolio Tip

Finalise your layout, plot planning and floor requirements before choosing exterior colours or facade materials. The best elevations are designed around the actual structure, not added as decoration later.
